Foreclose. It may seem like a term of finality, but quitters never win because they don’t have the chance. Even if your home or property has gone into the foreclosure process, it’s not too late. There are steps to take leading up to and during the foreclosure process in effort to stop foreclosure. So when is it too late to stop foreclosure? Not until they ask you to physically leave the property -- so fight until the end.
Stop Foreclosure Before the Foreclosure Notice
Many circumstances contribute to falling behind on your mortgage payments. Whether it’s a job loss or unexpected medical bills -- it happens. No matter the reason, as soon as you are not able to make a mortgage payment, call your lender.
Explain the circumstances to your mortgage provider make sure it’s noted on your file. See if you can make affordable payment arrangements. Making even a one-dollar payment shows that you are not avoiding the financial responsibility of repaying your mortgage. Since the mortgage company has no interest in owning your home, lenders usually try to work out some arrangement with the borrower to avoid foreclosure.
Stop Foreclosure From the Foreclosure Notice
After a certain period of non-payment, your mortgage company will start the process of foreclosure. You will receive a foreclosure notice in the mail, but it still isn’t too late. Pick up the phone again and call your lender. Acknowledge your receipt of the notice. Ask again about payment arrangements.
Make sure that you continuously talk to your lender, keeping them abreast on the situation and your willingness to cooperate. If you still cannot make any payments on the mortgage, then you need to put your home on the market and try to sell it yourself. Avoid having the lender take possession of the home and sell it for you. If you can sell the property and pay off the mortgage company, then you will have stopped the foreclosure.
